Tips to secure your security deposit refund

Most of us pay a security deposit for a rental home expecting to get it back once the lease is complete.

But what happens when you don't?

If you believe you left your rental home in good condition and have the documentation to back you up, then fight it.

According to Arizona law, a landlord must return your deposit with an explanation for any deductions within 14 business days or you are entitled to additional compensation. 

If you don't agree with the explanation, there are a few steps you can take.

Did you take pictures of the unit before you left?

I certainly hope so. Because they can definitely help in disproving the damages you're being charged for.

Were these issues noted on the move-out inspection?  If not, you shouldn't be held responsible for them. If so, don't be afraid to ask for receipts for repairs that were made and question the costs.

If you still are not satisfied, do you have the right to sue for your money back?

Small claims court can be a good option, if you have the evidence to prove your case.
